Just beyond the porch, the entry, is lit by the open dormer above. Directly ahead is a spacious octagonally shaped family room with a 19'-9" high ceiling. The rear wall holds a gas fireplace with an entertainment center above and an arched clerestory window. French doors with transoms lead to a favorite area, the rear porch with its 6' spa and outdoor kitchenette. Columns provide an upscale touch to the 12'x14' dining room . The kitchen is spacious, open and provides a wonderful view of activities to the rear and in the family room. The unusual master suite is loaded with amenities such as a double step tray ceiling, direct access to the screened porch, a sitting room, luxurious bath, and his and hers walk-in closets. This plan will come with a siding option along with brick option. Master bath is 6-6" x 12'-6" + Toilet area. Bedroom 2 & 3 ceilings are 9' high. 3133 sq. ft. total slab area including brick ledge. Total slab area 3 car with brick ledge: 3133. Total slab area 2 car with brick ledge: 2951. Screen Porch & Deck: Apx. 322. The roof over front porch is a 6:12 slope. The chimney passes throught the roof peak and has no need of an added cricket/saddle. The main roof pitch (front to back) is 6:12 and the gables are 10:12 (side to side). Stated roof loading is 40 psf. By vaulted, we simply mean sloped. A cathedral will "vault" up from both sides. Master closet is 9'-5" x 4'-8" (5'-6" at deeper area to left). The basement provides plenty of storage area and allows for future expansion. Upstairs, are two 11'x14' bedrooms sharing a "Jack & Jill" bath. There's also more flexible space with the large bonus room. All upper level rooms have 8' ceilings. The room dimensions are interior dimensions, not including wall thickness. Exterior dimensions are outside frame wall dimensions. The Master bath measures 10'-6 w x 12'-0 d. BR3 Closet: 4'10 x 5'-5. BR2 Closet: 4' x 5'. Bonus CLoset: 2'11 x 5'5. Bath: 9'4 x 11' minus the 4'x 5' closet. The basement drawing is shown as unfinished and may be finished as you choose. Closets: Hers is 4'-6" x 6'-10". His is 4'-4" x 6'-10".
